The upstairs that never cools

Cypress is full of two-story houses, and the most common complaint from them is the same: downstairs is cold, upstairs is not, and turning the thermostat down just makes downstairs colder. Heat rises, the upstairs sits right under a hot attic, and a single system with one thermostat downstairs has no way to know the bedrooms are suffering.

There are real fixes, and a good technician will say which one fits your house:

What is going onWhat usually fixes it
Too few or too small return vents upstairsAdding return air so the rooms can actually exchange air
Supply ducts upstairs undersized or leaking in the atticResizing, sealing or reconnecting the duct runs
One system, one thermostat, two very different floorsA zoning system with a second thermostat and dampers
A large house on a single undersized systemA second, separate system for the upstairs

Start with the cheap end. Many upstairs problems are airflow, not capacity.

Airflow problems often start at the air handler and the ducts, not the outdoor unit.

A newer house? Check the warranty first

Bridgeland, Towne Lake and the subdivisions along US-290 and the Grand Parkway have thousands of homes with systems only a few years old. If yours fails young, find the paperwork before paying for a repair:

Licensed, even without a city

Cypress is unincorporated Harris County, so no city mechanical permit or inspector is involved in an AC replacement. What does apply is the state license: anyone contracting to repair or install air conditioning in Texas needs an Air Conditioning and Refrigeration Contractor license from TDLR, which you can confirm on the TDLR license search.

A leak in the first few years usually points back to the installation.

Cypress summers and the common faults

A long Houston summer finds every weak part. Failed capacitors and contactors are the most frequent call, followed by frozen coils from clogged filters and condensate lines that back up in the humidity. Hurricane Beryl in July 2024 added another: systems that would not restart properly after days without power. For more, see AC not cooling, tune-ups and the free refrigerant change guide.

Common questions

Why is my upstairs so much hotter than downstairs?

Usually airflow: too little return air upstairs, undersized or leaking attic ducts, or one thermostat trying to control two floors. Zoning or a second system fixes the harder cases.

My Cypress house is new and the AC already failed. What first?

Check the builder's warranty and whether the equipment was registered for the manufacturer's extended parts warranty. An early leak or drain problem is often an installation fault.

Do I need a permit to replace an AC in Cypress?

There is no city permit, because Cypress is unincorporated. The contractor still needs a Texas Air Conditioning and Refrigeration Contractor license from TDLR.

Is zoning worth it?

In a two-story house with a single system, often yes, once the ducts and return air are right. It lets each floor call for cooling on its own.

Which areas do you take calls from?

All of Cypress, including Bridgeland, Towne Lake, Fairfield, Coles Crossing, Cypress Creek Lakes, Copperfield and the neighborhoods along US-290, FM 1960, Barker Cypress and the Grand Parkway.
