Why Houston is different

Most maintenance advice assumes a system that cools for four months. A Houston system runs hard from roughly March to November. That is two or three times the running hours, which means maintenance intervals written for the national average are wrong here.

The practical consequence: filters that a box says last three months last one in a Houston July, and a system skipped for two years has effectively skipped four or five years of wear elsewhere.

Never use a pressure washer on a condenser coil. The fins are thin aluminium and they bend flat, which blocks the airflow the coil depends on. A garden hose is the right tool.

What a professional tune-up should actually cover

"Tune-up" covers everything from a genuine inspection to a ten-minute look and an upsell. A real one includes measurements:

Ask for the numbers afterwards. A tune-up that produces no readings produced no information.

When to schedule it

February or March, before the first genuinely hot week. Two reasons: the failures that maintenance catches tend to reveal themselves under load, and every HVAC company in Houston is booked solid from June onward. A tune-up in August is both harder to get and less useful.

Is a maintenance plan worth it

Depends entirely on what is in it. The ones worth having include two visits a year, priority scheduling in summer, and a discount on repairs. Priority scheduling is the part that matters most — in a Houston July the difference between today and Thursday is not a small thing.

The ones not worth having are a single annual visit at a small discount with no scheduling priority. That is a prepaid service call.

What maintenance genuinely prevents

It will not stop a compressor failing at year fifteen. What it reliably prevents is the cluster of small failures that cause most emergency calls: frozen coils from dirty filters, shutdowns from blocked drains, capacitor failures that could have been caught, and the slow efficiency loss from a coil nobody has cleaned in five years.

Put differently: it does not extend the life of the expensive part much. It substantially reduces the number of hot afternoons you spend waiting for someone.
